The Little Villa Company is also a
registered member of EEAU (European Estate Agents Union). As more and
more buyers are turning overseas for property investment
opportunities, more and more unqualified estate agents with no
experience or knowledge in the industry are creeping out the woodwork.
In some countries there are no or limited laws in place to control
standards, which can create a potential minefield for overseas
property buyers. That is why The EEAU were formed to control
standards and support agents who are genuine by backing them, and
which is why The Little Villa Company are proud members of

Property particulars and viewing
The Little Villa Company can provide a written description of the
property (known as property particulars) either via the details on our
website, e-mailed information, or details issued at the office. This
will give you an idea of what a property is like.
You may see the following terms in property particulars:
Freehold - the seller has full ownership and the right to
sell the property. The majority of properties in North Cyprus are
Freehold.
Leasehold - the seller has a lease on the property for a set
time period. The seller can sell the remaining time on the lease but
the property is actually owned by a freeholder.
Off-plan a property not yet constructed, or under
construction.
Donum approximately one third of an acre of land.
If there are terms you do not understand, please ask for an
explanation, and we will be more than happy to help!
If you think you might be interested in buying a property or a plot of
land, the next stage is to go and view. The Little Villa Company does
not make any charges for viewings, as all costs and charges are paid
by the seller.
Making an offer/ Proceeding with purchase
When you make an offer, The Little Villa Company will pass this to the
seller promptly. The only exception is if the seller has told The
Little Villa Company that some offers are not acceptable, such as
those below a certain amount.
Please note that offers are generally only made on re-sale properties
and land. However if you are purchasing an off plan property, The
Little Villa Company will work to get you the best deal possible!
If your offer is accepted, you will be required to part with a Holding
Fee (normally £1,000-£2,000) which takes the property or land plot off
the market whilst the contract is being prepared.

Legal
Your legal representative will prepare the contracts as well as apply
for your permissions to buy. You may complete and sign contracts
during your stay on the island, or you may instruct your solicitor to
sign the contracts on your behalf if you have given them your Power of
Attorney once you have approved them.
To proceed with a purchase you will need a legal representative, which
you may have already chosen. If you are not aware of the legal
procedure or do not have a nominated solicitor to act on your behalf,
please check out the Legal section of this website which outlines
everything you will need to know, along with the reputable candidates
that The Little Villa Company recommends. At this point we suggest
that you do not use the same legal adviser as the seller, as you will
want the peace of mind that the solicitor you choose is working fully
on your behalf.
Aftercare with The Little Villa Company
Once the contracts have been signed, The Little Villa Companys job
does not finish there! We will be with you every step of the way until
you are handed the keys to your new home, and are happy to provide any
additional advice, as well as any services such as furnishing,
lettings, project management, plus much more! (Please see our Other
Services section for more information).
If you are purchasing an off plan property, we will provide regular
photos according to the stages of construction as outlined in the
contract. Just simply contact us when a stage payment has been
requested by the developer or builder and we will visit the property
to take photos and provide you with an update.
Even once you have settled into your new property in beautiful North
