Purchasing Land
 The Little Villa Company is able to show you a wide selection of land
from its portfolio to suit your requirements, and advise you on the
suitability of the land for the type of house you wish to build. A
selection of properties may be found via the property search, however
as new plots are frequently placed on the market and sold just as
quickly, we recommend that you contact us direct with your

complete an up to date land search and send you the latest
availability.
Designing a Property
 A reputable and qualified architect will work closely with you to
design a property that meets your needs, and in compliance with North
Cyprus planning controls. The designs aim for optimum space and light,
using materials that are reliable in terms of maintenance and resale
value. Once the design is finalised, the permission to build is
applied for at the authorities.
Building Contract
An accurate quote for the construction of your property will be given
to you according to the specification you have provided. The quote is
for the entire job, with no hidden extras, and the price is guaranteed
not to go up, unless you make changes to the plans or specifications.
Construction
 If you will not be present in North Cyprus during the construction of
your property, The Little Villa Company is more than happy to provide
you with regular photos and reports at each construction stage.
Final Inspection
At the completion of construction you will be asked to “snag” the
property so that it is satisfactory to you. Any problems (if any!)
will be happily rectified by the builder.
