Selling with The
Little Villa Company
The Little Villa Company are proud members of the EEAU (European Estate Agents
Union), so you have the peace of mind that you are choosing a
reputable and established estate agency in North Cyprus to market and
sell your property or land.
The Little Villa Company sells all types of properties (not just
little villas), as well as land. We do not develop our own properties,
therefore you can rely that we are impartial to all properties in our
portfolio, and that all will receive the same sales professionalism
and attention.
The sales and marketing contract
When you use The Little Villa Company to help you sell properties or
land, you will be asked to sign a legally binding contract. This is a
simple contract between you “The Vendor”, and us “The Agent”.
The content of the contract outlines that the seller agrees that The
Little Villa Company may market the property using promotional
materials relating to the property/ land (photos, description etc),
that they are the owner or have permission to sell, as well as the
rates agreed for selling, and whether The Little Villa Company is
“Sole” Agent or “Multi” Agent.
This contract may be cancelled at any time with 14 days written
notice.
Sole agency
This means that the estate agent is the only agent with the right to
sell your property: if you find a buyer yourself, you still have to
pay the estate agent fees.
Multiple agency
You can ask several estate agents to act for you on a multiple-agency
basis. Only the estate agent who sells the property will be entitled
to a commission. The rate of commission is higher than for a sole
agency contract.
If you appoint more than one estate agent to sell your property under
a sole agency contract, each agent has the right to claim their fee
when the property is sold.
Charges
Before you sign the Sales and Marketing contract, The Little Villa
Company will give you written details of how much you will be charged
and when payments will be due for selling your property or land. This
is a percentage of the selling price of the property or land as a
commission.
Property particulars
If you are re-selling a property, The Little Villa Company will visit
your home to take details such as the number and size of rooms, as
well as photographs. This helps to prepare a description of the
property (known as property particulars) before advertising it.
If you are selling an off-plan property or a property which is under
construction, we will visit the site to take photos and of course note
the location, as well as take copies of any 3D images and plans to
include in the particulars.
Once the particulars have been prepared, you will be issued a draft
copy to approve before the property is released onto the market, and
uploaded to the website.
Reporting
The Little Villa Company will provide regular reports via e-mail
detailing:
● the amount of particulars issued via e-mail enquiries
● the amount of viewings including comments/ offers made
● current particulars including description, price, and photos

Receiving offers
Potential buyers will come and look at your property or land. If they
want to buy it, they will make an offer or agree to proceed with the
purchase through us, of which we will promptly inform you.
Once we have a ready, willing and able purchaser the proceedings will
commence to complete contracts, of which The Little Villa Company will
be at hand every step of the way until the new owner is handed the
keys to their new home.
